At the end of the day we ended up with 2 favorites...not bad outta 10. The one was the house we already knew we liked from last week....the second is very similar, but a little larger and a bit more expensive. At dinner we tried to make a comparison between the two...and I think we're leaning more towards the second. The biggest difference is House #1 has a formal dining room, house #2 does not but it does have a bigger kitchen with an island. House #1 also has a whirlpool tub in the master BR, house #2 has no tub, but it has TWO walk-in closets.
Which would be more important to you....formal dining room and whirlpool tub OR bigger kitchen with more closet space???

I'll chime in on this one since I'm in the same position that you are! To me a formal dining room is very important! The house we like has an eat in kitchen with an island but it still isn't large enough for a "real" table and to have a Thanksgiving dinner at the house (my dream to do one day). And a whirlpool tub would be awesome! Good luck to you, tough decisions! We hit round 2 of house hunting tomorrow!

I LOVE the idea of the formal dining and big tub, I think I'd ultimately get more use out of the bigger kitchen and closets. I can't wait to house hunt!
I just found your blog and I think it's so cute! I guess I would have to pick the whirlpool tub because I have literally lusted after one my entire life! I am definitely a bath person. But some people aren't, in which case that would be an easy trade-off.

I'd definitely say go with #2. How often would you really use a formal dining room? And having that extra kitchen space is a great resale item!
Definitely a bigger kitchen and more closet. I personally wouldn't use a formal dinning room much (now at least). You can always put a nice table in your kitchen and make that more formal. But that part is up to you. Will it be important to have at holidays? How many people will be over? How many times out of the year will you really use it? Will it just turn in to a dump table? Just some questions to think about. And HELLO-2 CLOSETS! That would make my decision hands down!! :) Best of luck and CONGRATS!

I'd go for the bigger kitchen and more closet space, myself. I looove big kitchens :) Both houses are gorgeous, though!

at first look.... i would say go for the 2nd one...!! and that puppy!! omg...i just want to have it in front of me so i can watch it in person and kiss it after i help flip it over!

We personally don't have ANY use for a formal dining room, so for us it would be wasted space. I guess it just depends on how important that space is to you.

ooohhhhh that's a tough one!! Big kitchen is definitely a MUST for me, but the whirlpool tub sounds so nice. I live in a 60 year old house and have never taken a bath because it's the original tub and that grosses me out! :) I am so ready for a house with a new(er) tub so I can soak my cares away! Ultimately though, I think the bigger kitchen would win out over anything else.
I'm going to have to go with the whirpool tub & the formal dining room!
Your dilemma is so ironic to me, because my husband and I faced the exact same thing when we bought our last house! I went with the bigger kitchen and the extra closet space and haven't regretted it. Most of my friends who have formal dining rooms never use them, so it's a complete waste of space. You will spend way more time in your kitchen and closet!!

One more thing...we have a whirlpool tub and it's great; however, it is really only used in the winter when it's cold outside. Just something else to consider...
